A new highway-adjacent hub anchored by the recently opened Marriott hotel will see the addition of a Canco Gas station in Chilliwack.
The 4.46-acre site has a growing commercial/retail mix with plans for the new gas station and convenience store on the southeast corner, joining the Marriott hotel, known as Fairfield Inn and TownePlace Suites.
Tenants already include Tim Hortons, Angry Otter Liquor, Cannabis Connection, Freshslice Pizza, Smoke 2 Snack and Firehouse Subs, with several undergoing improvements.
鈥淔raser Gateway Centre is a great example of how underutilized properties can be transformed into dynamic business hubs,鈥 said Brian Coombes, president of the Chilliwack Economic Partners Corporation (CEPCO).
There are only two retail spaces left to rent now that Canco Gas has claimed one.

Chilliwack's growth is evidenced by the population stats that saw an increase of more than 4,300 new residents in 2024 and 747 new business licences issued, up from 618 the previous year, according to the 2024 Annual Report from City of Chilliwack.
This type of business hub, especially highway adjacent, is helping to serve the demand this growth creates, offering well-positioned, flexible space for businesses looking to the growing local population and a broader regional market, he said.
A development permit is the next step for Canco.

As the area continues to grow, Fraser Gateway Centre is emerging as a leading business hub in the Fraser Valley.
Only two retail units remain available for lease. One is 1,659-sq. ft. and the other 2,827-square feet - both ready for immediate possession.
